Architecture and constructional part

The planned construction of the hotel and recreation complex is located within the boundaries of the land area of approximately 1.29 hectares, which is allotted to the LLC "Makstroy" company. The property is located in Odessa on the coastal side of the alley between the upper plateau and the "highway of health" sanatorium with height mark of 48.0 m and bottom of 19-20 m along the "highway of health" borders with adjoining beach area of the "Dolphin".

Pre-project proposal according with the hotel-fitness center provides construction of 3 units of 11F buildings located on the territory with a mark of 19-20 m and 1 unit of 2-3F building located on the territory with a mark of 25-30 m. It is also planned creation of a landscape park with use of existing green areas and planting of new ones, installation of pedestrian trails and small architectural forms. Guest entry for technological transport on the planned hotel and recreation complex territory will be in the Sanatornyj Street.

The plan includes: establishment of underground parking to be put in 3 lower floors of the 11F buildings for technological transport plus Guest entry; medical health facilities, administrative and economic purposes are to be put in 3 flours of lower level and 8 flours of guest level. Accommodation facilities for catering, domestic service, administrative and economic purposes are planned to be in 2-3F building. The total area for planned building construction is approximately of 14 500 m2 which may allow to serve up to 450 guests. It is also planned to build a device between the "highway of health" and the "Dolphin" beach with pedestrian promenade of 500 m length and a landscape park with use of existing green areas in the territory of 2 hectares, adjacent of the beach area is included.
